SAPIN: How it Works

We assess the risks that Diasporas experience under the current real estate development model and seek to mitigate those risks by adopting a different process. Under this model, client pay up to 50% of the purchase price of a property as an initial deposit direct to the developer prior to construction. However, this arrangement offers buyers no transparency and little protection from various risks such as the developer misusing the funds paid, non-delivery of project, poor quality of property delivered. Many cases abound in which these risks have crystallized, and buyers have suffered severe losses.

Our model is designed to ensure that buyers are protected at every stage of the development process.

Approach

The model is designed to protect investors through the main stages of each development as follows:

Pre-Construction (Authentication & Verification)

Every new project is vetted to ensure that it satisfies our project selection criteria.
Local developers are pre-selected based on a number of criteria including track record and experience of key players.
As part of our due diligence process, a rigorous title search is conducted to establish the true status of the project site.
Drawings/plans and financial projections for each development are reviewed and a site assessment undertaken.
Standardized legal agreements are used which are designed to provide buyers with due protections

Construction Stage (Monitoring and Quality Assurance)

For security, all payments are made directly to our appointed trustee company who also take custody of the title documents for the project site.
The trustees also appoint a project manager to oversee each project and provide independent verification of work progress.
Funds are released to the developer on a stage by stage basis after due certification of work progress.
Each project will also be duly monitored to ensure that it stays on schedule.

Post-construction Stage (Inspection and Delivery)

Clients can arrange for an independent inspection of their units once completed and any snags identified will be rectified by the developer.
Finally, we will arrange a smooth handover of the property and transfer of title
